7 Summer Home Maintenance Tips

Summer is on its way and while you might have vacations and lazy days spent by the pool on the mind, there are some important home maintenance items you want to be sure to tackle.

1. Clean and Switch Fan Blades

During warmer months, you want the leading edge of your fan blades higher so it will push cooler air down. Check the base of the fan for a switch that controls this feature.

2. HVAC Tune Up

Inefficient HVAV systems can easily flush money down the drain. As it warms up, consider having your A/C tuned up by a professional and ensure all filters are cleaned or replaced as necessary to keep your unit running in tip top shape.

3. Clean the Gutters

Spring often brings lots of rain and fallen leaves and debris from storms, so it’s important to check that your gutters are clean to avoid blockages and potential water damage to your roof. Want to avoid having debris accumulate in your gutters? Consider adding wire mesh to guard your gutters from trapping leaves.

4. Pressure Wash

The warmer months are a great time to give your home, driveway and decking or patio a quick once over with a pressure washer and mild detergent to remove built-up dirt and grime. If you have a wood deck, now is also a good time to check the condition of the boards and consider re-sanding any rough areas and re-sealing to avoid splinters on those summer bare feet!

5. Check Windows and Weather Stripping

Another area you can easily lose your precious A/C is through gaps in doors and windows. Check your windows and replace sealant and weather stripping to ensure you keep the heat out and the cool air in! It’s also a good idea to check your home’s siding, especially around windows and door frames, and repaint or caulk any gaps.

6. Clean the Dryer Vent

According to the U.S. Fire Administration, the leading cause of dryer fires is failure to clean them, so keeping the vent clear of dust and lint is important for not only the proper function of your dryer but also the safety of your household. 7. Check Children’s Play Equipment

Winter and spring weather can do a number to your children’s playground equipment and swing sets. Check any wooden surfaces for rot and tighten any loose hardware to ensure everything is properly secured.
